Block Management Service We have built a successful dedicated block and estate management office and are proud to have received excellent feedback from clients. We manage blocks exclusively across the Greater London, Herts and Essex areas and offer an exceptional level of service. We adhere to the ARMA-Q Consumer Charter and Bye-Laws, widely recognised as the best practice for managing agents. All client funds are held in dedicated bank accounts and in accordance with the RICS Service Charge Residential Management Code. Our company ethos is to provide a quality service with a personal touch. We have a published Service Level Agreement that outlines the minimum level of service and response you can expect. Our comprehensive block management service includes the following: * Dedicated IRPM qualified property managers and accounts administrators. * Regular site visits and dilapidation reports. * Full financial planning to include: annual service charge budget preparation, regular financial reports, administering dedicated client and reserve bank accounts and preparation of year-end accounts paperwork. * Arranging and overseeing all aspects of a blocks maintenance and upkeep. * Advising on a wide variety of leasehold related matters. We understand that the needs of each client are unique and so we will work with the appropriate party to tailor an approach suitable to your block. There are three aspects of management that we strive for above all else: Visibility: Your property manager will always be available to you and their work will be visible and effectively communicated. Responsiveness: We ensure all leaseholder queries and maintenance issues are dealt with swiftly and effectively whilst people are kept up to date with progress. Transparency: We ensure all service charge demands are explained in detail so leaseholders understand exactly what they are paying for.

Excellent Experience 5 I had an excellent experience of recently selling my home with Barnard Cook. From the first phone call to the final bits and pieces they were always responsive and reassuring. It was daunting to move house for the first time in over 30 years but Barnard Cook helped to make it as stress free as possible. I would highly recommend them to anyone seeking to sell their property.

Highly recommend 5 I would highly recommend the Block Management Team services of Barnard Cook as agents. Throughout the ten years of my contact with them they have been highly responsive and efficient. They have dealt with crisis ranging from of hours water leaks to solicitor’s last minute crucial requests during the sale of my flat. All these issues were tackled, on a personal basis, by the relevant persons at Barnard Cook. This ensured perfect communication and the necessary speed to resolve issues as they arose. Barnard Cook also did an amazing job of successfully negotiating with an insurance company that saved the flat owners thousands of pounds when the roof of the block developed problems. Sale in Oakwood 5 Barnard Cook provided an excellent service in helping my mother-in-law to sell her bungalow in very difficult market conditions. The approach was informative, proactive and hands-on. In the end we experienced a very good outcome accompanied by a sensitive and very helpful approach above and beyond the call of duty!
