As a new post, the Repairs Operative will also be supporting the Operations Manager and Supervisor to set up and maintain systems for the new service, enhance the information we have available to ensure we are using resources to the best of our ability and ensure effective communication with colleagues, tenants and customers to guarantee we provide a high-quality service. Our ideal candidate will be flexible, open to change and happy to work independently as well as an integral member of our team Core Responsibilities • To carry out high quality and effective customer-focused repairs service to ensure buildings fixtures and fittings are fit for purpose, safe and pleasant places to live and work. A non-exhaustive list of the types of work involved is included below. • Work with the Administrator and CAHA colleagues in the Property Services team to coordinate repairs jobs, ensuring most effective and efficient work schedule and good value for money. • Supporting and overseeing the work of any apprentices • Updating and maintaining accurate records for monitoring work completed, actions taken and any relevant follow up. • Supporting the H&S of the team by ensuring relevant risk assessments, data and method statements are referred to and followed for all works completed • Escalating issues of concern in a timely manner to relevant individuals for action such as major works, safeguarding, overcrowding or subletting. • Upholding our values, working collaboratively with colleagues across the association • Demonstrate the organisation’s commitment to building a diverse and inclusive organisation • Any other duties that may be reasonably required. Day to day activities • Carrying out repairs to properties, fixtures and fittings across various sites and estates ensuring clearing up after work is complete. • Taking payment where applicable in accordance with financial procedures • Liaising with customers and staff to arrange visits for repairs. • Purchasing relevant materials and parts to complete works effectively • Ensuring value for money by minimising travel time and planning routes across sites and maintain a responsive service. • Coordinating works orders and maintaining a calendar to plan works on a day-to-day basis. • Keeping records of works completed, variations in works, etc. • Monitor and maintain stock levels and order of new materials as required. Ensuring a stock of standard items is always available. • Escalate major works or disrepairs and hazards to appropriate teams within CAHA as required. • Ensure effective communications with the team, customers and the wider organisation as required. • Working with colleagues across NES and CAHA including engaging in community events and engagement.
